With many home buyers first viewing properties via online portals it is extremely important to give a great impression via visual imagery of your property. This is equally important during viewings.
1)
Paint all rooms in your house with neutral colours.
This will help to give the viewer the blank canvas they need to
imagine your house as theirs. Remember whilst some people may have
the same taste in colours as you, most people wont. Re-decorating
this way is one of the best ways to add value to your house.
2)
Finish any minor repairs.
Nearly every homeowner has a little list of repairs that they have
never got round to fixing. Now is the time to fix the leaking tap or
patch the holes in the wall. These are little things that you may
not notice but will be very much visible to potential buyers.
3)
Pack
up the Clutter. Nobody wants to view a property if all the rooms
are full of junk. Too much stuff makes rooms look smaller and
focuses buyers’ attention on your possessions instead of your home
4)
Depersonalise your home.
If you have a lot of personal photos on the wall and throughout your
house take them down and box them for your new home. Prospective
buyers’ want to imagine themselves living in a new home and find it
difficult to do this with family photos on show.
5)
Place any excess furniture in storage.
Nearly every home has furniture that is surplus to requirements.
Placing this into storage makes your rooms seem larger.
6)
Rearrange Furniture.
To give an added impression of size increase floor space. This is
purely psychological, the more floor space the viewer can see the
better.
Spring
Clean.
An often over looked way sellers can put viewers off is to not clean
their house. Clean all windows thoroughly, sinks toilets, re-grout
tiles where needed and open the windows to let in some fresh air.
Put any clean towels out and ensure that any dirty washing is put
away.
8)
Let in the light.
Open blinds and curtains to their maximum, or in some cases take the
curtains down all together. The lighter the room the more airy and
spacious it will feel.

9)
Clean the garden.
Your garden can be a major selling factor so make sure it’s clean
and presentable. Get rid of the weeds, cut the grass and throw any
rubbish away.
10)
Kerb appeal.
By now you’ve probably realised garden gnomes are a no-no. It’s
vital to make a good first impression. Make the front of your house
attractive. Clean up the leaves, plant some flowers and trim the
bushes. Viewers who see a great looking house from the outside are
more forgiving of any minor problems inside the house.
